The common tactic used by most agents is convincing a client to buy a house much more expensive that n they had budgeted for. Often to do this, the agents will show the client various houses that suit their requirements but are more expensive and also show them cheaper ones which do not fulfill the requirements. The clients end up feeling more obliged to buy the expensive houses instead.

After showing the client the more satisfactory home though expensive and the less satisfactory ones through they are within the budget, the client is likely to select the expensive option which means more agent commission. Some agents may also use claims of several bidders to compete with for the home thus further promoting the client to increase the amount they are willing to pay for the house.

When there are many bidders to a particular property, the seller will often request the bidders to provide a letter with the amount they want to pay for the building written down. The seller then gets to choose the highest amount of money and sells it to the bidder. Although this is convenient in some cases, it can also be a tactic by the agents to get more cash.

Another tactic by the agents is having the client use a specific lawyer, mortgage financial adviser or surveyors that they recommend and claim that it is necessary when dealing with the company of the agent. This is usually a tactic by the agents that allows them to get a high commission form the experts once they refer the buyer to them. They will thus avoid a buyer who claims they have their experts.

Although in most cases, agents are usually focused on making a sale, in some instances, they are more intent on avoiding a sale. This mainly happens when they do not want to sell a house either because they want to buy it for themselves or they want to refer it to a someone they are acquainted to. In such cases, they will try to convince the buyer that it is not a good property.

Agents have been noted as people who always have hidden intentions with their sales. Often, they will try to make a huge commission from a sale; they will also block a sale for their personal benefits. Through using these tactics, most home purchasers end up buying homes they may not fully want as they are forced to compromise instead of getting their dream home.

Agents are essential in helping clients find their dream home. However, for the best services, it is essential to ensure that the expert hired is honest and will fairly treat the client rather than have selfish intentions. This will thus be very helpful in ensuring that clients can get homes that best suit their needs, their dream home.
